Why gamble on one of the biggest investments of your life?

Plans submitted for building permits are rejected at alarmingly high rates.

In past years Henrico County in Virginia rejected 75% of plans submitted for a building permit and Chesterfield County follows closely behind. The high rejection rate indicates a lack of knowledge of codes and/or attention to detail. We average 98.5% pass rate on the 1st submittal, saving you time, money, and unnecessary stressful trips to the inspections department.

Internet plans are flawed or unbuildable within today’s code at an astounding rate so why take the gamble.

You don’t know where the home was designed to be built, maybe Virginia or it could be Alaska with very heavy snow loads.  Beautiful renderings of front elevations conceal the fact that throughout the plan are disclaimers and requirements for additional plan review by engineers in most cases. Rarely is the customer made aware of these misleading elements before they buy these plans that are non-refundable. Can the plan work on your lot? What code version was it been designed? Is it structurally sound? Who knows. Your frustration mounts, as you realize what you didn’t buy… working, buildable and sound plans. Don’t lose the gamble of the blueprint bet.

Designer or architect plans are also available for an often-inexpensive price. Thin sets of plans consisting of a few pages that highlight the house’s beauty but focus little on the house’s structure and its ability to be built. Shabby plans call for materials not readily available, dimensions that are only partly true and structural elements that cannot be built.
